
1% of all properties that are listed for rent on idealista have a surface area of less than 30 m2. Only 0.1% of these have less than 20 m2, according to a study published by idealista.
20% of the properties listed have between 30 m2 and 60 m2, while the majority of properties that can be rented in Spain (47.4%) have an area of between 60 m2 and 100 m2. 22.8% of the total available has a size ranging from 100 m2 to 150 m2, and 8.7% has a larger size.
Fernando Encinar, head of studies at idealista states that, "in spite of the loud noise and mass media that comes from it, the phenomenon of the mini-apartments is very residual, it is only a small amount in the total of rented properties in our country. The rental market in Spain is generally in good health. One of the few good things that the bubble left us is a large stock of quality new properties in urban environments that have a good chance of getting into the rental market. This has led to a large number of substandard properties that have disappeared from the market".
Autonomous Communities without mini-flats
Navarre is the only autonomous community in which there are no properties of less than 30 m2 on the market. Properties of fewer than 20 m2 are also not rented in Aragón, Asturias, Extremadura, Galicia, La Rioja, Murcia, the Canary Islands, the Balearic Islands or Castilla-La Mancha.
The presence of these mini-flats is evidential in the rest of the communities, as only 0.1% of the properties advertised for rent in Andalusia, Valencia, Castile and Leon, Cantabria and Euskadi is less than that size. In the Community of Madrid, the figure reaches 0.2%.
The small impact even in big cities
Properties of less than 20 m2 don't represent a significant sample even in large cities. In Barcelona, only 0.1% are less than that size, while 0.8% have between 20 m2 and 30 m2. 22.8% have between 30 and m2 and 60 m2, and the majority (45.3%) between 60 m2 and 100 m2. 20.5% of properties in Barcelona have between 100 and 150 m2, and only 10.6% are larger.
The situation is similar in Madrid, only 0.1% is less than 20 meters, while 2.4% have between 20 m2 and 30 m2. 28% have between 30 and m2 and 60 m2 and 35.4% between 60 m2 and 100 m2. 19.5% of dwellings in Madrid have between 100 and 150 m2, and only 14.5% are larger.
